Rules & Regulations
These rules and regulations have been designed to ensure safety
and the most enjoyable experience possible for all our guests.
Repeated violations, including of our speed limits,
may result in expulsion from the Park, without a refund.
CHECK IN / CHECK OUT: Check In is after 1:00 p.m. and Check Out is before 12:00 noon. All sales are final, no refunds, with a one-time cancellation exchange in the same season. The one-time cancellation exchange requires a one-week notice or the deposit will not be refunded. Please see our Park map for additional information about the following rules and regulations.
QUIET TIME: 10:00 p.m. to 7:00 a.m. At any time, reports of unreasonable noise will result in violators leaving the RV Park, Campground, or Cabin.
SPEED LIMIT: The maximum Speed Limit (CAUTION!-regulated by speed bumps) is 10 mph while driving on our private road and 5 mph within the RV Park, Campground area. Be aware of your surroundings because you will be held responsible for accidents. The speed limit is strictly enforced due to high population and pet-friendly atmosphere.
PET-GUARDIAN BEHAVIOR: Help us keep the entire property clean, healthy and safe by always having pets on a leash in the care of a responsible person, and by picking up waste. ABSOLUTELY, POSITIVELY, they poop, you scoop! Pets are not allowed in our restrooms, laundry, office, or clubhouse and may never be left alone unattended. Please do not tie your pets to the trees!
TRASH AND GARBAGE: Please put all trash and garbage directly into the large dumpster. Please do not throw cigarette butts on the ground. Dispose of these, charcoal ashes, and related fire hazards in the can provided.
CABINS: Cabins are for double occupancy nonsmoking guests ONLY and include 20 amp 120 volt electrical service; no water or sewer is available within the cabins. A queen mattress and bunk bed set are furnished, bring your own pillows, linens, or sleeping bags, and please enjoy our clubhouse kitchenette and clean refreshing restrooms. No pets are allowed in the cabins.
RV PARK: Please do not drive through unoccupied RV and Campground sites or walk through occupied sites. RV sites are inclusive with 30 amp 120 volt or 50 amp 240 volt electrical service panels, and water and sewer hookups. Each site measures 30’ width by 50’ in length, and all are full pull-through sites. RVs must be equipped with electrical, water, and sewer-drainage ports to occupy a full hookup RV site. ONLY one RV for double occupancy is allowed per site. No washing of or major repairs to vehicles, and electrical generators are not allowed.
All guests are expected to keep their RV site clean, healthy, and safe. Bring your own lawn furniture and table (or we can provide one), and enjoy our quiet peaceful pull through sites landscaped with Kentucky blue grass, bushes, foliage, and mature Aspen trees. Please: no satellite dish, tents, rugs, mats, or tarps on lawn area. Please protect our trees: no carving or cutting, nothing tied or draped, and no clotheslines on the trees.
An underground sprinkler system is used for watering from 1 a.m. to 4 a.m. daily. CAUTION! Please do not drive on, puncture, and/or break this system in any way. Please, no driving of stakes into the ground.
EV charging is not allowed in the campground. However, there are EV charging stations available in Westcliffe and Silver Cliff.
CAMPGROUND AREA: Tents are allowed for double occupancy ONLY in designated sites. Please enjoy our clubhouse kitchenette and clean refreshing restrooms.
OFFICE, LAUNDRY, CLUBHOUSE, and RESTROOMS: Our office hours are 9:00 a.m. to 5:00 p.m. The laundry and clubhouse rooms are open and available for use from 9:00 a.m. to 10:00 p.m. daily. Restrooms are open 24 hours a day except for periodic closings for cleaning and maintenance. Our Clubhouse is available by reservation for private rental. At no time is smoking, loitering, soliciting, etc., allowed, and the entry of pets into these facilities is prohibited.
GRAPE CREEK AND CAMPFIRES: Grape Creek is on private property and is available FREE for guest fishing. All fish caught while fishing with or without a Colorado State fishing license must be released, and the use of barbed fishing hooks is prohibited. Campfires are allowed ONLY in designated community fire-pits. Open burning in any other locations will not be tolerated.
Open campfires and all outdoor grilling are both regulated and allowed only by the State of Colorado. Please check with the Custer County Sheriff’s office at 719-783-2270 for burning regulations at the time of your stay. These regulations change continuously.
INDEMNIFICATION: This property is privately owned. Guests, tenants, invitee friends, or nonregistered guests, jointly and severally, agree to indemnify and hold harmless owners/managers, their employees, volunteers, or other services, relating in any way to the use and occupancy of the property or recreational vehicle on the property or the use of any common area within the property. This indemnification shall include, but not be limited to, reasonable attorney’s fees and other costs incurred by owners/managers, their employees, volunteers, or other services in defending, settling, compromising, or paying any such claim.
